Duct cleaning in Halton Region: a town-by-town guide to your home's air

Duct cleaning in Halton Region is mostly a question of what kind of house you have. Oakville and Burlington have older lakeshore and downtown homes where lake humidity and years of settled dust produce a musty start-up smell, and large newer subdivisions to the north where the usual finding is construction dust. Milton is almost entirely post-2000 housing that has often never been cleaned. Georgetown and Acton sit among fields and woodlots, and pollen is the complaint. Oakville: lakeshore homes and the subdivisions north of the QEW

Oakville has two kinds of housing and they need slightly different attention. Old Oakville, Bronte and Kerr Village have older homes close to the lake. There, humidity swings through the year, and damp air moving through dusty ducts is what produces the musty smell when the furnace or air conditioner first starts. Burlington: escarpment pollen and first-time cleanings

Burlington sits between the lake and the Niagara Escarpment. Aldershot and the downtown core have the older homes; Millcroft, The Orchard and Alton Village to the north are newer. Homes near the escarpment and its woodlots take in more tree pollen and leaf dust than most, and it ends up in the return ducts.

In the newer northern neighbourhoods the common request is a first cleaning for a house that is ten to twenty years old and has never had one, often after a basement has been finished. Framing, drywall and flooring work all create dust near the furnace and the main trunks, and new basement vents are frequently added to an already dirty system. Milton: new housing that has never been cleaned

Milton has been one of the fastest-growing towns in the country, and most of its homes were built after 2000. Old Milton, Timberlea and Dorset Park are the older exceptions. A town that has been under construction for two decades has a lot of fine dust in the air, and much of Milton's housing has never had its ducts cleaned since it was built.

Townhouses are common, often three storeys with the furnace on the ground level and long vertical runs to the top floor. We seal each level's vents and work back toward the vacuum so the top floor, which usually has the weakest airflow, gets the full benefit. If the top floor is always warm in summer, cleaning often helps because debris in those long runs restricts airflow; if the cause is duct design or an undersized system, cleaning alone will not solve it, and we will tell you if that is what we see. Georgetown and Halton Hills: pollen and farmland

Georgetown is the largest community in Halton Hills, set in the Credit River valley with farmland and woodlots on every side. It has an older core, postwar streets around Delrex, and newer homes in Georgetown South. Being surrounded by fields and trees is the appeal of living here, and it is also why pollen is the complaint we hear most. Tree pollen in spring and ragweed in late summer are drawn into the return ducts and sent back out every time the fan runs.

Acton: a century-old core and rural hamlets

Acton is the smaller of the two towns in Halton Hills, northwest of Georgetown, with a compact older core around Mill Street and Fairy Lake, newer subdivisions at its edges, and hamlets such as Limehouse, Ballinafad and Speyside in the countryside nearby. Older homes in the middle of Acton have had a century of changes to their heating, and their ducts are a patchwork that we trace before cleaning. Keep expectations realistic. The US EPA says duct cleaning has never been shown to prevent health problems, and names visible mould, pest infestation and excessive dust as the situations where it makes sense.
